Our Roof Inspection Report is designed to provide
you with the knowledge and information you need to make forecasting and
life cycle analysis for your roof. Roof replacement is a capital
expenditure that should be prolonged as long as possible. See our
Maintenance & Repairs section for more information.
We provide a written inspection report with
photograph documentation of any deficiencies your roof may have. We will
provide you with:
Overall condition of the roof(s)
A list of any deficiencies and repair recommendations
A price to perform any remedial work recommended
A conservative estimate of useful life remaining
A budget cost for replacement
These reports are available as a written single
property report or a bound portfolio report. We also offer all of our
reports on CD so they can be emailed and shared with other
interested parties.
We also understand that there are times when roof
replacement cannot be performed due to budget restrictions, or
preventative maintenance costs exceed the threshold for a return on
investment. In these instances we do not recommend taking a proactive
approach by performing any preventative maintenance, however, we will be
happy to assist you in a reactive manner on a leak-by-leak basis.
Due Diligence
Our inspection report is an essential tool for either
buyers or sellers involved in the commercial real estate market. Roofing,
while often overlooked, can be one of the largest capital expenditures on
your property.
Buyer Beware
Purchasing commercial real estate is often a
negotiated transaction. Make sure you avoid any hidden surprises with
your roof. Often, only remedial repairs are required on existing roof
systems. Why purchase the building only to discover the roof leaks during
the first rain. Take the roof credits you deserve and begin your
maintenance work immediately.
Seller Services
There are no miracle cures for a roof in need of
replacement; however roofs can enjoy a relatively long life span. Roofing
inspections performed during sales or re-financing are often performed by
inspectors who lack a full understanding of roof systems, or by roofing
contractors who are only interested in replacing the roof.
Most roofs are in need of some type of remedial
repair or restoration. Since these roof inspections typically focus on
the obvious items why not address these issues yourself before the buyer
requests excessive credits for the roof. The overall condition of the
roof does not change much when minor repairs are performed but the overall
impression of the roof changes drastically. Call us today to arrange for
your inspection and discuss options for the property you plan to sell.
